What the Heck is a Radon Test
You are Under Contract to buy your new home and you're working with your realtor to schedule an inspection. Then your realtor asks you if you want a radon test done! What the heck is a radon test? And why would you want a radon test done?
Here in Colorado about 66% of the radon tests performed come back at or above the 4.0 pCi/L EPA recommended level. The test will add approximately $150 to your inspection fee. If the results come back higher than the EPA recommended level, it could cost up to $1,500 to have the radon mitigated.
But here's a secret. Now that you know that the radon is high, you can negotiate with the seller to have them pay for some or all of the mitigation cost.
Before deciding if you want a radon test done, you need to ask yourself two questions: 1) Does radon gas worry you? 2) Do you want to risk having to pay for radon mitigation down the road when you go to sell your home?
That will help you decide whether or not you want to pay to have a radon test done.
