What Happens During My Home Inspection

Now since you are Under Contract to purchase your new home, you'll want to have an professional inspection done. This is one of the biggest purchases you'll make so you want to make sure you're informed about your home. We'll schedule your inspection normally within 10 days after going Under Contract. The seller wants the Inspection done fairly quickly, because they don't want to keep their home off the market for a long time if they are not going to get thru any Inspection issues. The Inspection is probably the biggest reason contracts fall.

You'll also want to decide if you want a radon test and/or sewer scope done at the same time as the regular inspection. (more on that later)

Every home is going to have at least several things that could use improvements - even new built homes. The purpose of an Inspection & Inspection Objection Notice is to ask the sellers to fix things that are mostly health and safety issues - problem furnace, dangerous electrical panel or wiring, high radon level, incorrect plumbing, leaky roof, etc.

The buyer may ask the seller to fix A, B & C. The seller may come back and agree to fix B & C, but not A. If no agreement is reached, the contract terminates and the buyer most likely will get their earnest money back. If an agreement is reached between the buyer and seller, the contract goes forward and you move on to the Appraisal.
