How to Agree on the Perfect Home with Your Spouse

Sometimes house hunting can cause conflict with couples. Here's some tips on how to find the perfect home for BOTH of you.
1) Make separate lists on your top 10 must have features. Then compare the lists and come up with 5 features that you have in common. That is the base line for what you must have in a home.
2) Take emotion out of the home price range - there is a difference between what you can obtain a mortgage approval for and what your comfort level is. A general rule of thumb is that you should not spend more than 25% of your take home pay for a mortgage payment.
3) Be willing to take a time out - if home hunting is causing too much friction in your marriage, take a break. Your marriage is more important than even the best home.
4) Your real estate agent might be able to help in the mediation. She/he is an impartial third party that might be able to find a middle ground for you. For instance, one spouse might want a detached single family home with a yard for a swing-set but the other spouse might want to spend less and buy a town-home. A perfect compromise might be a duplex that is less expensive than a detached single family home but still has a private fenced yard for a swing-set.
