Denver Area Real Estate Market Watch
It's typical for the market to slow down this time of the year - the kidlets are back in school so the spring/summer shuffle is over. But I'm feeling something a lot stronger than a normal market slow down. Prices seem to be falling, fewer homes are selling, there is a decrease in the number of homes being listed for sale.
However inventory is still tight. In August 4,920 homes sold. Half of them were in the $300,000 - $500,000 price range.
It's still a sellers market, but the market conditions are improving for buyers. One of my buyers found a cream puff of a home that had been on the market for 3 days. The listing agent said he'd had 20 showings and no calls or offers. Because of that, even though my buyer was a contingent buyer (she had to sell her home in order to buy this home), she swept in and was able to buy a home that she probably wouldn't have been able to get 30-60 days ago.
