Be Ready to Act To Beat Denver's Low Real Estate Inventory

Once you find a home that you really like, you must be ready to act in order to beat other competing buyers. That is not the time to "sleep on it"; it's not the time to make a list of the pros and cons of the home; it's not the time to start shopping for a loan and to find out what you qualify for and what amount of a payment you are comfortable with.

All of those things should be done BEFORE you find the home you like, or you're likely to be disappointed when someone else buys your home.

You should discuss with your realtor what features are on your wish list - which items are "needs" and which items are "wants". Talk with one or more lenders to find out what you qualify for, the different types of loans and their pros and cons, and to obtain a pre-qualification letter or preferably a pre-approval letter.

That way when you find a home you really like, you will have gathered all the important information in advance, be ready to act and have a better chance of beating other buyers to your home.
