The 2017 year end real estate market statistics for the Denver Metro area are:
Average Sold Price in 2016 was $399,035 vs Average Sold Price in 2017 - $434,074 - up 9%
Average Sold Homes in 2016 was 56,144 vs Average Sold Homes in 2016 - 58,129 - up 3.5%
Average Days on the Market in 2016 was 34 days vs Average Days on the Market in 2017 was 36 - up 2 days
In my opinion, this is the most important statistic:
Weeks of Inventory in 2016 was 7 weeks and Weeks of Inventory in 2017 was 5 weeks - down 2 weeks. Weeks of Inventory means that if no new homes were added to the market, all the homes would be sold in 5 weeks. A balanced market between a buyer and seller market is considered 6 months of inventory or 26 weeks. We had only 5 weeks. That reflects the extremely low number of homes for sale in our market.
