Home Buying - Read and Understand the Contract

This article has the regular advice on things to do before buying a home. But it also adds one important step - read and understand the offer contract. The Colorado Real Estate Commission approved contract (that all Colorado Realtors must use) is 19 pages long. Really!!! 19 pages long....

The contract spells out all the things that are included in the sale and all the things not included. It specifies deadlines that are very important to observe so you don't default on the contract. Some of the deadlines are for the delivery of the earnest money, inspection objection deadline, appraisal deadline, loan objection deadline, closing deadline and much more. If you have a home to sell before buying this home, the contract will most likely spell out when that home has to be Under Contract.

It's important that your realtor sit down and spend a couple hours or more reviewing that contract with you before you sign it. Ask plenty of questions and only sign it when you understand and agree to all the terms and details.
