Denver Metro Real Estate Market Overview for April

The biggest problem that the Denver metro real estate market has had is the lack of homes for sale. That improved a lot in April. There was a 12.0% increase in "Active" homes for sale in April 2018 (7,826) over April 2017. The Average Sold Price is up 9.8% from 1 year ago. The average sold price is also up over $13,000 in April 2018 at $473,956 vs March 2018 of $460,572.

The Average Days on the Market is 24, down from 30 days in March. So the good news for buyers is that there are a few more homes on the market to compete for. The good news for the sellers (and not so good news for buyers) is the prices are still appreciating at a quick rate.
