How to Buy and Sell a Home at the Same Time - Part II

Now since you know that you have to sell your current home before buying your next home, be aware of the massive amount of work you are committing to and prepare for that.

1) Plan Your Schedule for Selling and Buying a Home - what's your ideal time line? How long might it take in your market to sell? How long might it take in your market to find a new home to buy?

2) Prepare Your Home for the Market - In my opinion, there are three major steps that will help you get the most money in the quickest time period: a) Set the Stage - your realtor or a home preparation advisor can suggest things that need to be done on your particular home to make it picture perfect ; b) Price it Right - overpriced homes end up selling for less money than they might have if it was priced right initially. If you want to test the market, limit that test to under 2 weeks. c) Have a professional photographer take the pictures of your home and make sure your realtor gets those pictures all over the internet in numerous different platforms

3) Sell Your Home - if you have prepared your home and priced it right, in this sellers market you should start receiving offers.

4) Fill the Gap Between Selling and Buying - here is where the Post Closing Occupancy Agreement comes in to play. When you receive an offer, try countering back to the buyer asking for up to 60 days rent back. Because it's such a competitive market for the buyers, more than a few buyers are willing to agree to that in order to win the bid.

5. Buy Your Next Home
