Getting Your Offer Accepted

Now you've checked your email, noticed a home that interests you, and went to see it the first day it was on the market. It checks all of your boxes and is perfect for you.

Now since you have already talked to a lender and been pre-qualified and can distinguish between your wants and needs, you're ready to make an offer right away. Is the home worth what the sellers are asking? Your realtor will create a Comparative Market Analysis (CMA) to help you determine the value of the home.

Some things your realtor will talk to you about is the home inspection and whether or not you want a radon test or a sewer scope performed. You'll discuss how to handle the appraisal if it comes in lower than the purchase price. How you handle the appraisal clause could make your offer more attractive. How do you want to handle your offer if you're competing with other buyers? Are you willing to offer more than the asking price?

Your realtor will review the Purchase contract thoroughly with you. It's 16 pages long and covers almost any situation you can think of. You'll want to understand it before you sign it.
